Estate agents are in and out of houses every day, and meet all sorts of buyers who are looking for their perfect home. We spoke to three local agents from national hybrid estate agent YOPA to find out which tile styles make properties more saleable.
Metro Tiles
“With the kitchen often described as the heart of the home, it’s important you get its style right. Lately I’ve seen buyers cooing over metro tile splashbacks in grey or cream. The glossy finish suits a variety of different homes, from ultra modern city apartments to country cottages nestled in the hills.” – Joanne Wilson, local YOPA agent for Cheshire and surrounding areas
Large Format Floor Tiles
“When it comes to flooring, spaces look impressive with large tiles. I’ve heard buyers comment on bigger tiles giving the space a grand and expensive feel – even in smaller rooms. It’s important you think about the amount of ‘traffic’ an area generates so you pick the right type of tile. Sometimes potential buyers are concerned about wear or slippery surfaces. Balance aesthetics with practicality.” Emma Peake, local YOPA agent for West Yorkshire
Bold and Bright Bathrooms
“Some people feel nervous opting for an ‘out there’ style for a bathroom, but I’ve seen bold designs really pay off. I spend a lot of time selling homes near the seaside, where people love bright colour-pop styles that make homes really memorable. Recently I’ve noticed many buyers like a retro twist – lots of one colour mixed with cool patterns. I say give it a go if you’re feeling brave!” Sally Pattenden, local YOPA agent for Portsmouth and the surrounding area
Natural Stone Effect for a Countryside Feel
“Traditional English countryside style has been reworked and reinvented in homes across the country, even those that might be miles away from green fields and farm land. Slate or limestone floor tiles are the key to this much desired style. Whether you go for real stone or just copy the ‘look’ is up to you.” Joanne Wilson, local YOPA agent for Cheshire and surrounding areas
Personality in Neutral Colours
“In bathrooms, white or pale tiles achieve a more clean, fresh look. But buyers like it when there’s a little bit of personality in there. Mosaic tile detailing or a vertical stripe of complementary tiles are very fashionable at the moment.” Emma Peake, local YOPA agent for West Yorkshire
Stand Out Grouting
“Buyers like to be surprised by something great that they wouldn’t have thought of themselves. It can be a real selling point in a home. A great example of this is black grout with white tiles. I recently found a buyer for a home that used this paired with craquele tiles in their kitchen. Every potential buyer mentioned how interesting and sophisticated it was.” Sally Pattenden, local YOPA agent for Portsmouth and the surrounding area
